About Olga Litvinenko

Your project.
My expertise
to prepare it well.

I bring experience across pre-construction advisory, procurement, project coordination, furniture sourcing and fabrication. My role is to connect the details, people and decisions that have to align before a renovation can begin.

Team, vendor and subcontractor sourcing is part of that work — and it is grounded in real local knowledge of who actually delivers in Miami. I work independently from designers, contractors and vendors, and that distance lets me evaluate proposals, identify gaps in drawings and bids, and protect your priorities before commitments are made.

The Living Brief

A home should begin with the life inside it — not with a mood board.

Before a design direction is chosen, I study how the home will actually be used: daily routines, family composition, privacy, hosting, storage, comfort, recovery and future plans. The result is a practical brief that gives the architect, designer and vendors a clearer foundation.

Services

Advisory that sets the foundation.

I make the hardest part easier — from the first idea through approvals, contractor selection and project setup, ending when construction or installation begins.

01

New Development Acceptance

The first step for a newly delivered residence: a room-by-room punch list before you accept the unit, documented in detail and carried through with the developer until the corrections are actually done.

02

Project Planning & Team Selection

An initial consultation and preliminary roadmap, recommendations from my professional network, interview support when you meet candidate architects, designers and contractors, and proposal comparison — so roles are clear before you sign anything.

03

Approvals & bureaucracy

Condo board requirements, alteration agreements, building restrictions, city and county permitting — and the issues that can quietly delay a project.

04

Contractor & vendor selection

Finding the right vendors for your specific project — vetted, not just available. I compare bids on equal terms, identify missing scope, and help assemble a team that fits how you want to build.

05

Drawings & project setup

Review shop drawings and coordination risks, clarify responsibilities, and establish the documents and communication structure needed for a cleaner start.

06

Luxury Sourcing & Procurement

Furniture, custom millwork and cabinetry, lighting and decorative fixtures, plumbing fixtures and finish selection — supplier comparison, international sourcing and order coordination.

Clear boundary: I prepare the renovation for construction. Ongoing day-to-day site supervision and open-ended construction administration are not part of the core engagement.

How it works

Four stages from uncertainty to readiness.

The process turns a collection of ideas, quotations and building requirements into a project that is ready for a professional team to execute.

01

Discover

Define the lifestyle, priorities, constraints, budget range and desired outcome.

02

Validate

Check feasibility, building restrictions, approvals and major technical dependencies.

03

Select

Normalize bids, evaluate contractors and vendors, and expose hidden scope gaps.

04

Prepare

Finalize roles, documents and communication so the project can begin with clarity.

Why this matters

The most expensive construction problems often begin before construction.

A beautiful concept can still fail through missing approvals, incomparable bids, unclear responsibilities or drawings that do not match the building’s real conditions. I focus on this vulnerable stage — when changes are still easier and less expensive to make.

  1. 01A clear brief reduces contradictory design decisions.
  2. 02Comparable bids reveal the true cost of the same scope.
  3. 03Early drawing review catches issues before fabrication.
  4. 04Defined roles reduce confusion once work begins.

If you just closed on a new unit

The keys are not the finish line.

A developer walkthrough is their process, not yours. Whether you are here in Miami or buying from abroad, someone independent should be in the room before you sign the acceptance — and after, if the corrections drag on.

A

Before the walkthrough

What is actually included, what the upgrade really buys you, what to ask for while you still have leverage — and how to arrive at handover prepared rather than improvising on the day.

B

At handover and after

I walk the unit with you, or in your place if you are out of the country, and take the punch list through to closure with the developer. The full acceptance process is described in New Development Acceptance.

Important: This is an independent visual and quality review — not a licensed home inspection, engineering inspection, or code inspection, and not a guarantee of construction quality.

Recent project

The Estates at Acqualina

A newly delivered oceanfront residence in Sunny Isles Beach — taken from developer handover through a full interior transformation. The acceptance inspection came first; the design began only once the corrections were closed out.
